      <description>&lt;p&gt;Hello to all the Real Estate Curious!!&lt;/p&gt;
&lt;p&gt;Interesting trend here in the south bay area...Los Gatos, Saratoga, Campbell, San Jose, Cupertino are on fire!!&amp;nbsp; The market is really starting to move now...you can feel it in the air of my Real Estate Office...&lt;/p&gt;
&lt;p&gt;As well, there is a new rumor out there...that kind of makes sense.&amp;nbsp;&amp;nbsp;A prediction has been made that we will soon see the effects of housing shortage...as new housing starts across the US have been depressed...along with the economy and many of us Americans...and, as new construction loans are increasing difficult, or, rather, impossible to get, while simultaneously, we are continuing to grow the population, we will see those two trajectories collide.&amp;nbsp; This natural trend will likely be the biggest factor in our economic recovery.&amp;nbsp; The Baby Boomers are empty nesting and releasing the Eco Boomer generation, the largest population is maturing.&amp;nbsp; Currently the college admissions offices are literally bursting with applications, as these bright young people begin to enter the market place and building their own nests we will see the squeeze, both in rents and mortgage application...these are days we all look forward to...&lt;/p&gt;
&lt;p&gt;So, Buyers, Investors...now may be the time!!&lt;/p&gt;

      <title>Market is ACTIVE!!!</title>

      <description>&lt;p&gt;Well, we are off to the races here in Silicon Valley...as usual...we really don't know what the market is doing till after SuperBowl...and now what we are seeing is ACTIVITY!!&amp;nbsp; Several $4M+ homes have sold in Los Gatos and Saratoga...In the &amp;lt;$1M market we are seeing continued activity, with multiple interests in properties that are priced correctly...the Buyers are very discerning, so Sellers:&amp;nbsp; Be advised to price agressively to prompt a quick sale...demonstrate value up front in your agressive pricing strategy to create interest...otherwise Buyers will negotiate away the difference!!&amp;nbsp; Buyers be aware that pricing is stable for the most part, expect to be able to negotiate, but, do not fool yourself into thinking you will get more than 5% less than asking...prices have stabilized...be sure to have your agent create a Competitive Market Analysis whether you are a Buyer, or&amp;nbsp;&amp;nbsp;a Seller...call me if I can HELP!!!!&lt;/p&gt;</description>
